Standing water in crawl space

Issue:

James S. purchased his home when it was new almost ten years ago. The crawl space in his home was expansive with 4' walls. The builder installed several large humidistat fans attempting to control crawl space moisture.

Unfortunately, moving moist air through the crawl space was not a permanent solution and several issues developed over time. First, fiberglass insulation between the floor joists became saturated with condensate moisture and fell. James also noticed that his hardwood floors were separating in the kitchen. Also, water was intruding through the access well, which was dug below grade.

So, James contacted Crawlspaces Plus for an expert consultation.

Step1: CleanSpace™ with
drainage matting

Solution:

Crawlspaces Plus noted, during its free inspection, that the moisture readings in the crawl space were high. Further, standing water was observed in the crawl space. Crawlspaces Plus remedied the issues by installing a 5/16" CleanSpace™ drainage matting under the patented, 7-ply, CleanSpace™ encapsulation liner. A SmartSump™ sump pump was installed with sock tile for improved water management, all supported by a 25 year warranty against standing water on the liner.

The masonry foundation piers and the perimeter walls were wrapped with CleanSpace™ 12 mil liner. To maintain optimal humidity and to filter the crawlspace air, a SaniDry™ CSB dehumidifier was included. A Turtl™ access package was installed to prevent water intrusion.

Results:

The home was isolated from the earth, and water intrusion and moisture issues were brought under control. The hardwood floors settled. Energy savings alone will pay for the improvement, while James can now enjoy a healthy lifestyle.
