Crawl Space Moisture Problems

If the air in your crawl space contains water vapor, you have a problem.  This is because your crawl space and many of the things that make up the building materials of your home are organic- especially wood (your flooring, sub flooring and beams) and paper (drywall coating, most ceiling tiles, etc).
Organic materials can be destroyed by three main sources: water, heat or ultra-violet radiation.  Of these three damaging forces, water is really the only one we can control.

Why Remove Moisture From a Crawl Space?

How air rises in a home from crawlspace upward

Hot Air Rising

Keeping a dirt crawl space, a vented crawl space, or an unconditioned crawl space of any type under a home in South Carolina is a very bad idea. Crawl spaces in suffer dramatic changes in temperature and relative humidity through the changing seasons. This humidity or water vapor travels from the soil to the crawl space air can and from there easily moves into the crawlspace itself and upwards into the house environment.

Crawl Space Mold, Musty Odor, and Home Healthiness

Unconditioned crawlspace and other damp home environments are unhealthy and destructive, creating an environment where mold is able to spread and thrive. Insects and critters of all kinds will flock there to live and die. As moisture and humidity rise from the ground into the air, heating and cooling costs rise in the home, especially in a vented, dirt crawl space. Rot and decay develop in damp environments as well, and the house’s building materials can experience structural damage.

One more important factor is:  the "stack effect."  This means that air flows through your house like it does in a chimney - with warm air rising up out of the house.  As this happens and a vacuum is created in the lower levels, moist air (and everything in it) is sucked up into the living areas of the home. If you have mold and dust mites in your basement, you can be sure their spores and feces will enter your living space.

Mold, dust mites, humidity, odors, and insects create unhealthy environments for people. Many people are allergic to mold and dust mite feces and experience a host of symptoms.  Often, these people suffer from the ill effects of a crawl space without even realizing that their crawl space was affecting their health. We've heard countless stories of how people felt sick in their own home with an unconditioned crawl space, and better when they left.  Our crawl space encapsulation system can help correct this problem.

crawl space sump pumpWaterproofing a Crawl Space: Is it Enough?

Unfortunately not.  While a leaking crawl space is definitely a problem, it does not have to be wet or flooded to be extremely unhealthy.

If the crawlspace floods or if standing water is present, this must be addressed first. Crawlspaces PLUS.COM 'Disaster Plus' has the solution for keeping water out of a crawlspace. From sump pumps, to drainage units, or the best crawl space sump pump systems available in South Carolina, we can keep your crawlspace dry all the time!

Damp Crawl Space Problems

Once standing water is removed, the problem of moisture in the crawl space, typically from high levels of humidity, can be addressed. For houses with damp or wet crawl spaces, installing a vapor barrier is the first step, and, in some cases, the only step needed, to solve the problem. In most cases, additional products and sealing is required. One such product, the SaniDry CSB crawl space dehumidifier, not only dries the crawl space, but actually lowers the relative humidity throughout the entire house.
